Group Villas in Goa: Choosing the Right Villa for 6 to 15 Guests

This guide is built from the large-capacity villas in our verified inventory, using their listed capacities, locations and rates, and it is honest about the limits of that inventory, including what we cannot offer for the very largest groups. It is for friends, families and celebrations of roughly 6 to 15 people. The Short Answer

• For 6 to 8 guests, look at flexible villas that offer 3 BHK and 4 BHK layouts, so you only pay for the space you need
• For 9 to 12 guests, the beachside 4 BHK villas in Candolim and Calangute, the 5 BHK villas in Baga and Anjuna-Vagator, and the 4 BHK private-pool villas in Anjuna and Arpora-Baga are the core options
• For 13 to 15 guests, the two largest villas in our inventory are Casa Verdant in Candolim and Quinta Verde in Calangute, both listed for up to 15
• Above 15, we do not have a single villa that holds the whole group, and the honest options are two properties, a resort block or a different approach, which we cover below
• Compare rates per person rather than per villa, because the larger tiers of the same villa are usually cheaper per head

Start With the Real Number, Not the Bedroom Count

The most common mistake in group bookings is treating bedroom count as capacity. A 4 BHK might sleep eight comfortably, ten with extra beds and twelve only if some guests share bedrooms or sleep in the living hall. The listed maximum guest figure is the number to work from, and it is worth asking how that number is made up, not only what it says.

Several of our villas show this clearly. Casa Luma Villa in Candolim and Azuremere Villa in Calangute are both 4 BHK villas, and each lists one rate for the entire villa at up to 10 guests and a higher rate for a premium configuration at up to 12. That is a pricing tier, not a different house, and it tells you that the upper end of the capacity is reached by adding guests and extra bedding to the same four bedrooms. Casa Verdant is a 5 BHK listed for up to 15 and Quinta Verde a 6 BHK listed for up to 15, which means three guests per bedroom on average at the top tier. That works for families with children and for cost-sharing friend groups, and it may not work for adults who each expect their own bed.

So before you shortlist, write down three numbers: how many adults, how many children and of what ages, and how many separate beds you genuinely need. Then ask us how the villa is configured for that mix, and what the bed arrangement would be, so there are no surprises on arrival.

The Group Villas We List, by Group Size

Around 6 to 8 guests

Meridian Palms Villa Estate in Anjuna is built for this range, and its main advantage is flexibility: it offers 2, 3 and 4 BHK layouts under one roof, listed for 4, 6 and 8 guests respectively, so a family group is not paying for rooms it does not need. It is about 1.5 km from Anjuna Beach and 2 km from the Anjuna Flea Market, with a fully equipped kitchen, free parking, a 24/7 caretaker and power backup. It does not list a private pool, which matters if a pool is non-negotiable for your group.

Around 9 to 10 guests

Two 4 BHK private-pool villas in the north of our listings sit in this range. Amber Grove Villa in Anjuna is listed for up to 9 guests, set in a quiet lane about 1.5 km from Anjuna Beach, with a private pool in a design-led courtyard. Citrine Grove Villa in Arpora-Baga is also listed for up to 9, with river-facing balconies attached to each of its four bedrooms, a private pool and a location about 2 km from Baga Beach and 1.5 km from Arpora's Saturday Night Market. The 4 BHK villas in Candolim and Calangute, Casa Luma and Azuremere, also work at this size on their lower tier, with up to 10 guests at the lower rate.

Around 10 to 12 guests

This is the most contested range, with four villas to consider. Casa Luma in Candolim is about 100 metres from the beach and Azuremere in Calangute is about 150 metres from the sand, with a beach-facing outlook. Both are private 4 BHK homes with a pool, a fully equipped kitchen and a spacious living hall, and both list a BBQ area and a caretaker. Sai Da Casa Beach Villa in Morjim is a 5 BHK listed for up to 12, about 600 metres from Morjim Beach, with a private pool and a two-night minimum stay. Azure Palm Luxury Villa, between Anjuna and Vagator, is a 5 BHK listed for up to 12, with a large private pool beside a private lawn, an expansive living hall and Vagator Beach about 1.2 km away.

Around 13 to 15 guests

Two villas stand alone at the top of our single-house inventory. Casa Verdant Villa in Candolim is a 5 BHK about 1.2 km from the beach, with landscaped grounds, a large private pool, a dedicated dining space and a fully equipped kitchen, listed at up to 15 guests. Quinta Verde Villa in Calangute is a 6 BHK estate about 2.2 km from the beach, set among palm groves with a lawn built for gatherings and a large private pool, also listed at up to 15 guests with a two-night minimum stay. Both trade beach proximity for space and privacy, and they suit celebrations and multi-generational trips more than quick weekends.

More than 15 guests

We want to be straightforward about this: none of our single-house villas is listed for more than 15 guests. If your group is larger, the realistic options are to book two properties close to each other, which keeps the group in the same area but loses the single shared space, or to look at the resorts in our inventory that are tagged for groups, which sell rooms rather than whole houses. Deep Blue Sea Resort near Vagator lists 20 rooms priced for groups splitting costs and a pool bar, and Palacio Verde Resort in Cavelossim and Marvella Resort in Varca are featured on our group stays page as South Goa resort options. Two cottage-style properties list larger overall capacities, Sunset Cove Cottages in Palolem for up to 30 guests across 12 bedrooms and Miradouro Garden Cottages in Dona Paula for up to 14 across six bedrooms, but these are individual cottages rather than a single house, so ask us whether a full-property booking is possible for your dates before assuming it is.

What the Cost Looks Like Per Person

Group villas look expensive until you divide them. The numbers below are simple divisions of the listed rates, using the tier that matches the guest count, and are indicative only. They exclude food, any extra services and taxes, and the final quote for your dates is confirmed on enquiry.

• Casa Luma or Azuremere, entire 4 BHK at 10 guests: ₹22,000 at the standard-season rate, about ₹2,200 per person per night; premium configuration at 12 guests: ₹28,000, about ₹2,333 per person
• Casa Verdant, at 12 guests: ₹28,000, about ₹2,333 per person; at 15 guests: ₹36,000, about ₹2,400 per person
• Meridian Palms, 4 BHK at 8 guests: ₹28,000, about ₹3,500 per person; 3 BHK at 6 guests: ₹22,000, about ₹3,667 per person; 2 BHK at 4 guests: ₹16,000, about ₹4,000 per person
• At peak-season rates, which are roughly double, the same maths gives about ₹4,400 to ₹4,800 per person per night at Casa Luma, Azuremere and Casa Verdant, and about ₹6,750 per person for the Meridian Palms 4 BHK at 8 guests

Two lessons come out of that arithmetic. First, the larger tier of the same villa is usually cheaper per head, so if you are on the borderline between two tiers, it is worth asking what the cost of the higher tier would be. Second, season matters more than the villa. The difference between a standard-season and a peak-season night is far bigger than the difference between most of these villas, so flexible dates are the single best way to reduce cost.

Resort rooms are a different cost model. A standard resort room in our inventory starts at roughly ₹2,400 to ₹6,200 per night for two guests at standard-season rates, which can be cheaper per person than a villa if you are travelling as couples, but it gives you separate rooms rather than shared space. The right comparison depends on whether the shared space is the point of the trip, and for most groups it is.

Location: Where Group Villas Sit

Our group-capable villas cluster in the busiest parts of North Goa, and the area you choose should follow the kind of trip, not the other way round.

• Candolim: Casa Luma and Casa Verdant, calmer evenings, a stronger fit for family groups and for villa-centred celebrations
• Calangute: Azuremere and Quinta Verde, the widest choice of restaurants and a central position, with Quinta Verde offering a secluded estate setting away from the beachfront crowds
• Morjim: Sai Da Casa, a 5 BHK private pool villa about 600 metres from Morjim Beach
• Arpora-Baga: Citrine Grove, a quieter river-view setting that is still close to Baga and to Arpora's Saturday Night Market
• Anjuna and Vagator: Meridian Palms, Amber Grove and Azure Palm, for groups who prefer a cafe-and-market atmosphere to the main beach belt

There are no single-house group villas in our South Goa listings. If you want a South Goa base for a group, the options are resorts and cottage-style properties, not a single villa.

It also helps to match location to the group's age mix. An older multi-generational group is often happiest within a short, flat walk of the sand and a restaurant, which favours Casa Luma, Azuremere and the beachside end of the belt. A group of friends who intend to spend the day at the pool and the night out is better served by a villa with a large pool and a short ride to the evening scene, such as Azure Palm.

Pool, Garden and Common Space

In a group villa, the shared spaces matter more than the bedrooms. Look at how big the pool is and whether it is private to your booking, how much outdoor seating there is, whether there is a lawn or a garden, and how big the living hall and dining area are relative to your group size. A pool that suits a couple can feel crowded at twelve. Casa Verdant and Azure Palm both list large private pools, Quinta Verde lists a large pool with a lawn, and several of our villas list a BBQ area, which suits groups who want to cook and eat together.

Pay attention to the practical details too. How many bathrooms are there, and is that enough for your group size? Is the kitchen fully equipped, and does the villa have a caretaker on site? Several of our villas list a 24/7 caretaker, and daily housekeeping, which matters when a group is generating more mess than a pair would. If you want a cook or meal arrangements, ask early, so that the arrangement can be confirmed rather than assumed.

House Rules, Music and Celebrations

This is the section most group-villa guides leave out, and it is often what decides whether the trip goes smoothly. Villas are private homes with neighbours, and owners set rules on music, visitors, events and curfews. Music and loudspeakers are subject to night-time restrictions in India, and in practice owners enforce their own house rules on volume and hours.

Before you book, ask the following.

• Whether music is allowed, until what time, and whether there is any restriction on amplified sound outdoors
• Whether day guests or outside visitors are permitted, and whether there is a limit
• Whether the villa is available for celebrations such as birthdays or reunions, and whether there are any conditions
• How the guest count is verified, and what happens if more people turn up than were booked
• What the security deposit is and what it covers

If your plan is a party weekend, say so when you enquire. A villa that suits a family reunion is not necessarily the right place for a loud celebration, and it is better for everyone to find that out before you pay.

Peak Season, Minimum Stays and When to Book

November to January is peak season across Goa, and our listed rates typically roughly double in those months. Large villas are few, and there are only a handful that sleep 12 or more, so if your dates fall around Christmas and New Year it is worth enquiring as early as you can. We cannot promise availability, and the rates and dates we confirm on enquiry are the ones that count.

Some villas also have minimum stays. Sai Da Casa and Quinta Verde, for example, list a two-night minimum, which suits celebrations and long weekends but not a single night. Check the minimum stay for your dates before you plan the rest of the trip.

Getting a Group Around

A group of ten or twelve does not fit in a single taxi, and a group in a secluded villa needs a transport plan. Decide early whether you will use two or three scooters for confident riders, a car with a driver or a larger vehicle for transfers and evenings, or a mix. Most of our group villas list free or private parking, but confirm how many vehicles fit. Quinta Verde, at about 2.2 km from the beach, and Casa Verdant at about 1.2 km, are the villas where a transport plan matters most, because the beach is not within an easy walk for everyone. Airport transfers are broadly similar across the belt. Our listings give Dabolim Airport at roughly 37 to 38 km from Candolim, 40 to 46 km from Calangute and 38 to 47 km from Baga, and between about 49 and 52 km from Anjuna and Vagator. Manohar International Airport at Mopa is also a realistic option for this part of North Goa, and one of our Arpora-Baga listings gives its distance as about 28 km. Multi-generational family trips

Look first at beach distance, ground-floor accessibility and bathroom count. Casa Luma and Azuremere are the closest to the sand in our group villas, and both list a private pool and a spacious living hall. Casa Verdant offers five bedrooms and room for up to 15 at a short ride from Candolim's restaurants and market. Confirm the layout and access for your family with us.

Friends on a celebration trip

A large private pool, a lawn and a short ride to the evening scene is the formula. Quinta Verde, Casa Verdant and Azure Palm suit a stay-in celebration, and Sai Da Casa in Morjim suits a group that wants a private pool villa away from the Baga strip. Be upfront about the nature of the celebration and check house rules.

Two or three families sharing

Meridian Palms' flexible 2, 3 and 4 BHK layouts are designed for exactly this, and Casa Verdant and Quinta Verde offer enough bedrooms to give each family its own space. Ask how bedrooms and bathrooms are distributed, so that each family has what it expects.

Corporate or team groups
